Unit deliverables:

Payment term:

Security Deposit equivalent, to 6 mos. of monthly lease rate which will be refunded 45 days after the end of the lease; Advance Payment equivalent to 3 mos. of the monthly lease rate, applicable to the last 3 mos. of the lease period;

Escalation:

  • For a 3 year lease period: yearly 8% escalation on the monthly lease rate;

  • For a 4 year lease period: 8% escalation on the monthly lease rate applicable every other year, from year2 of the lease period.

Parking:

1 parking slot can be provided rent free, applicable building dues shall be for the account of the Lessee. 4 additional parking slots can be made available by April 2023. Lease rate shall be at P3,500/ slot/ month, net of VAT, withholding tax and building dues. Escalation rate shall be same as the terms of lease for the Unit.

Others:

  • Lessee to employ the services of a Security Agency nominated by the Lessor.

  • Payment for the said services shall be for the account of the Lessee.

  • Lessee undertakes the maintenance and security of all furniture and equipment owned by the Lessor.

  • Taking out of furnitures (NEG), tenants have the option to bring their own furnitures.
